PUBLIC DISCLOSURE OF FY16 REAL ESTATE ASSESSMENTS
The Board of Assessors has completed a state-mandated revaluation of all properties for fiscal year 2016 in compliance with Chapter 40, Section 56 of MGL. The proposed valuations are available for taxpayer review in the Assessor’s Office on November 24th, 25th, December 1st, and 2nd from 8 AM to 2PM and also November 30th from 2PM to 8PM. These valuations are pending preliminary certification from the Department of Revenue. The valuations reflect the full and fair cash value of all properties as of January 1, 2015 using market sales from 2014 for single family homes and market sales from 2013 and 2014 for all other classes of property. As a result of this reval, the average single family home has decreased from $226,862 to $214,110 while
other classes of property increased from 4% to 6%, as did waterfront properties.

The ballot question to "cease assessing the excise on certain animals, machinery and equipment owned by individual and non-corporate entities principally engaged in agriculture” passed on June 10th, 2014.
The assessor’s office is trying to be proactive on this ballot question and with the proper classification of these properties. If you have a property that has been classified as a farm please notify the Assessor’s office.”
