The Board of Assessors of the Town of Hubbardston has received notification of pending preliminary approval of the proposed Fiscal Year 2020 property values from the Department of Revenue, Bureau of Local Assessments.

A revaluation/certification of all taxable property was recently conducted in the Town of Hubbardston by the Board of Assessors. A statistical analysis of all sales transacted between January 1, 2018 and December 31, 2018 was the basis for the revaluation of all property classes. Based on the revaluation results, the total taxable property valuation for the Town of Hubbardston is $490,988,987, an overall increase of 4.8% over last year’s total taxable valuation of $468,405,780.

According to market sales information the average single family residential property assessment saw a 9.0% increase, the average residential condo saw a 1.44% increase, the average two family residential property saw a less than 1% increase, the average three family residential property saw a 3.4% increase.

The income and market data for commercial properties shows a 16.6% increase and industrial property a decrease of -9.8%. The commercial and industrial class averages were skewed with some property reclassifications.

The public disclosure period will be in effect from Tuesday, November 19, 2019 through Tuesday, November 26, 2019.  Appeals may be made during the disclosure period by contacting the Board of Assessor listed below.
